When shopping for a mortgage, many buyers lean toward variable-rate options because they offer lower initial rates that help qualify for a higher purchase price. However, fear of fluctuating monthly payments often leaves buyers feeling hesitant.
A Static Payment Variable Rate Mortgage offers a middle ground, combining the qualifying power of a variable rate with the predictability of a fixed monthly payment.
How Does a Static Payment Variable Mortgage Work?
Unlike a standard variable mortgage where your monthly payment rises or falls whenever prime rates move, a static payment variable mortgage keeps your regular payment amount unchanged. Instead, the distribution between interest and principal shifts internally:
When interest rates rise: Your total monthly payment stays the same, but a larger portion goes toward interest, while less goes toward paying off your principal balance.
When interest rates drop: Your total monthly payment remains unchanged, but more of your payment goes directly toward your principal, allowing you to pay down your balance and build home equity faster.
Important Safeguards: Trigger Rates & Trigger Points
While static payment variable mortgages offer payment stability, rising interest rates require monitoring two specific metrics to ensure your mortgage stays on track:
Trigger Rate: The exact interest rate where 100% of your regular payment goes solely toward interest, meaning $0 is applied to your principal debt.
Trigger Point: The threshold reached if your unpaid interest is added back onto the balance, causing your remaining loan to exceed your contractual Loan-to-Value (LTV) ratio limit.
If interest rates rise significantly and reach either threshold, lenders typically intervene to protect the mortgage. In these cases, you may be required to:
Make a lump-sum payment to lower the principal back within limits.
Increase your regular monthly payment amount.
Convert the balance into a fixed-rate mortgage.
